Agents working through Hive MLS will soon be able to see buyer interest before a home ever goes live. The rollout starts in December and reaches nearly 20,000 brokers and appraisers across six Southeastern states.
The appeal is straightforward. Pricing and marketing decisions have long leaned on comparable sales, neighborhood trends and a seller's expectations. Adding a read on buyer demand gives listing agents another input, so they can judge whether there is real appetite in a given area or price band before setting a list price or choosing a launch date.
Appraisers may find the change useful for a different reason. Demand signals placed alongside sales records can help explain the market conditions around a property. The announcement does not say how that information will factor into valuations, so the practical impact for appraisers remains to be seen.
The December start also has a clear logic. It puts the feature in place before the spring listing season, when many sellers decide to move and agents build their pipelines for the year ahead. Brokers who learn the tool early will have time to work it into their routines before inventory picks up.
